Most people looking for house to move into do not want to have to spend money & time repairing damaged home. But the investor will buy the house rehab & either sell for profit or rent out for positive cash flow. Banks do not sell REO properties to investors or people looking for house to move into. They are required by law to assign their REO property or real estate owned property to property agent.
The banks do not work with every agent the area. They operate with only select few; those who have experience listing & selling REO property. The smart investor finds the agents that work with the bank owned property & builds business relationship. The investor who knows the agents that work with the banks will find out about recent available foreclosures before they are placed on the MLS or multiple listing service.
The MLS is the multiple listing service & once house is placed on the MLS will draw lot attention & many bids. But an agent does not have to immediately place home that he has been assigned by the bank on the MLS. Before he places on the MLS he can call the investor he has business relationship with & offer the investor the chance to bid on the house before anyone else is aware the property
This is legal under the rules the real estate state board so there is no wrong doing. The investor who has many friends the real estate business will have more opportunity to make bids on houses not yet on the MLS.
